New vs. Pre-Owned Homes

There is a certain question that virtually every homebuyer asks themselves at some point: Should I buy new or pre-owned?
It is an especially big question in a real estate market like this one, when good deals can be had on San Diego County real estate — both new AND pre-owned. Prices are down considerably nationwide, and although sales are finally showing signs of improving in many areas, part of that is due to the fact that people are realizing what good deals they can get on housing right now.
An advantage to new homes — aside from everything being brand new — is obviously that they reflect modern trends and luxuries. For instance, live work homes have become really popular lately, and therefore you can find many brand new homes with ideal layouts for people who frequently work from home.
Another advantage to new homes is that you often get more square footage for your money. Older homes tend to be expensive for the size that they are. For instance, for what many older homes cost in one neighborhood I know of, you could easily get double the square footage in a newer development.
Of course, there are some people who simply prefer older homes, despite their drawbacks. Which way do you lean — new or pre-owned?
